Do Cheap Portugal Apartments Near the Beach Still Exist?

this is the type of property most people would like to buy, but in reality difficult to find. You have the best chance to find cheap Portugal apartments and maybe even a cheap Portugal apartment near the beach if you are looking through the advertising sections of local Portuguese newspapers and find a buyer who likes to sell his or her apartment direct and not through an Agent. This will save you on average already some 5% on the selling price.
If you go down this road, and buy a property without an agent involved, it is important that you only deal through a solicitor, who can handle all the legal aspects of the sale, and who will act on your behalf, negotiate the price and takes all the arrangements of completion, deposit payments, searches etc. In short, the solicitor will make sure that you buy a property with total safety in mind. By eliminating the sales commission you have already gained a substantial sum of money.

Property prices, like anywhere else depend on a variety of factors. Portugal and the Algarve region are no exceptions. As we all know, a major factor influencing price is the location of the property.

The question why so few cheap Portugal apartments near the beach are offered for sale, despite the fact that there are increasing numbers of new developments bringing new properties on the market, many in locations close to the beach, is not too difficult to answer.

Owners lucky enough to own a property close to the beach are not easily persuaded to sell and part company from their priced possession. Once upon a time there have been cheap Portugal apartments in Algarve - no longer. The owners know that their property is worth substantially more now than when first bought.

And since it would not be so easy to find a better property close to the beach, they don't sell. All they would be doing if they sold, is swapping something they like for something else at a higher price with no guarantee in finding something better after they have sold. So why sell?

Of course there always will be apartments for sale even close to the beach, but not in sufficient quantity to satisfy demand, and hence the prices getting higher.

In our opinion prices will slow down in 2006. However, properties in good locations and excellent condition will still enjoy an upward trend, in demand and price. The area of Portimao is quite interesting in terms of properties. The area around this well known Algarve town offers some of the best Golf Courses in the Algarve and the proximity of the beaches especially the beaches of Alvor has shown an increase in the numbers of people who are looking towards this area.

Apart from apartments Luxury villas in Portimao are getting increased attention, since the level of prices are very much below those of other parts which have received more attention in property magazines.

It is my honest belief, that most properties advertised today are overpriced. And anybody who really knows about the property market in the Algarve will, and has to agree with me. I know I am not making myself popular in writing this, but I like to say the things as they are.

Property prices are emotive to some degree and as long as there are people who pay what is asked I can’t really blame anyone.
